Invest Society, aksioner\u00ebt e t\u00eb cil\u00ebs kan\u00eb pasur aktivitete t\u00eb loj\u00ebrave t\u00eb fatit dhe kan\u00eb interesa n\u00eb kompani t\u00eb tjera nd\u00ebrtimi e projektimi, po zhvillon n\u00eb Tiran\u00eb 4 projekte luksoze, Rainbow Center, West Residences, Book Building, Green Terrace.<\/p>\n<p>Book Building, q\u00eb ka filluar t\u00eb nd\u00ebrtohet pas Sahatit, sipas lejes zhvillimore \u00ebsht\u00eb Godin\u00eb polifunksionale 4, 5, 11 dhe 21 kate, me 3 kate n\u00ebntok\u00eb. WEST Residence 2, 3, 4, 5, 6, 7, 8 dhe 9 kate, te ish Blloku \u00ebsht\u00eb godin\u00eb polifunksionale n\u00eb rrug\u00ebn \u201cIbrahim Rugova\u201d.<br \/>\nRainbow Center, po tek Blloku, \u00ebsht\u00eb godin\u00eb me 7 kate (nga t\u00eb cilat dy kate jan\u00eb qendra tregtare). Gjat\u00eb vitit 2018, n\u00eb Tiran\u00eb erdh\u00ebn mesatarisht rreth 70 persona n\u00eb dit\u00eb. Operator\u00ebt e tregut thon\u00eb se prurjet e reja n\u00eb qytet furnizojn\u00eb nj\u00ebkoh\u00ebsisht tregun e qiras\u00eb dhe t\u00eb shitjes, por ata i p\u00ebrkasin nj\u00eb fashe q\u00eb k\u00ebrkojn\u00eb \u00e7mime ekonomike, gj\u00eb q\u00eb nuk p\u00ebrputhet me bumin e nd\u00ebrtimeve luksoze dhe me \u00e7mime t\u00eb larta.<\/p>\n<p>Pjesa m\u00eb e madhe e njer\u00ebzve q\u00eb kan\u00eb ndryshuar vendbanimin n\u00eb kat\u00ebr vitet e fundit kan\u00eb l\u00ebvizur n\u00eb qendrat urbane, q\u00eb n\u00eb shumic\u00ebn e rasteve, p\u00ebrfshin kryeqytetin, ose zonat p\u00ebrreth tij. Edhe pse l\u00ebvizjet e brendshme jan\u00eb shum\u00ebdimensionale, \u00ebsht\u00eb e dukshme se pjesa d\u00ebrrmuese e flukseve t\u00eb migracionit t\u00eb brendsh\u00ebm fokusohen drejt Tiran\u00ebs dhe Durr\u00ebsit.<\/p>\n<p>P\u00ebr periudh\u00ebn 2014-2017, qyteti i Tiran\u00ebs \u00ebsht\u00eb shtuar me rreth 45 mij\u00eb banor\u00eb. T\u00eb ardhurit kan\u00eb qen\u00eb 70 mij\u00eb banor\u00eb, nd\u00ebrsa t\u00eb larguarit rreth 24 mij\u00eb e 500 banor\u00eb. Gjat\u00eb 2017-s, viti i fundit me t\u00eb dh\u00ebna t\u00eb publikuara, migrimi neto n\u00eb qytetin e Tiran\u00ebs ka qen\u00eb rreth 16800 banor\u00eb (22700 t\u00eb ardhurit dhe 5900 largimet). Ndon\u00ebse jo me t\u00eb nj\u00ebjtat ritme, p\u00ebr t\u00eb nj\u00ebjt\u00ebn periudh\u00eb, Durr\u00ebsi \u00ebsht\u00eb shtuar me rreth 12600 banor\u00eb, ku t\u00eb ardhurit p\u00ebrllogariten rreth 27 mij\u00eb dhe t\u00eb larguarit 14 mij\u00eb.<\/p>\n<p>Aktor\u00ebt e tregut parashikojn\u00eb se do t\u00eb ket\u00eb ecuri pozitive p\u00ebr shitjet n\u00eb zonat me \u00e7mime mesatare nga 700-900 euro m\u00b2, por parashikojn\u00eb stanjacion p\u00ebr nd\u00ebrtimet n\u00eb qend\u00ebr dhe kullat. Por edhe presin q\u00eb k\u00ebrkesa t\u00eb jet\u00eb e vak\u00ebt, taksat e larta nuk do t\u00eb lejojn\u00eb q\u00eb nd\u00ebrtuesit t\u00eb ulin \u00e7mimet.<br \/>\nTaksat jan\u00eb nj\u00eb nd\u00ebr shqet\u00ebsimet kryesore t\u00eb sektorit. Fillimisht ishte taksa e infrastruktur\u00ebs, e cila nga 4% mbi kostot e nd\u00ebrtimit u b\u00eb 8% mbi \u00e7mimin e shitjes dhe paguhet para fillimit t\u00eb nd\u00ebrtimit.<\/p>\n<p><strong>Zgjedhjet dhe kriza politike paralizojn\u00eb tregun, stepen bler\u00ebsit dhe nd\u00ebrtuesit<\/strong><\/p>\n<p>Sokol Kika ka shtyr\u00eb planet p\u00ebr t\u00eb nisur kompleksin e tret\u00eb t\u00eb banimit n\u00eb Komun\u00ebn e Parisit, p\u00ebr shkak t\u00eb pasiguris\u00eb p\u00ebr t\u00eb ardhmen. Ndon\u00ebse n\u00eb dy rezidencat e tjera t\u00eb banimit jan\u00eb shitur t\u00eb gjith\u00eb apartamentet, Sokol Kika po stepet p\u00ebr t\u00eb nisur s\u00ebrish nd\u00ebrtimin. Taksat e larta, amullia e krijuar n\u00eb treg, por edhe kriza politike jan\u00eb faktor\u00ebt kryesor\u00eb pse i ka shtyr\u00eb planet n\u00eb nj\u00eb moment t\u00eb dyt\u00eb.<\/p>\n<p>Nd\u00ebrtuesit dhe agjencit\u00eb kryesore n\u00eb vend flasin p\u00ebr pasiguri p\u00ebr shkak t\u00eb situat\u00ebs politike t\u00eb krijuar n\u00eb vend.
